In this early-career Financial Analyst role, you will support investment sales professionals in Philadelphia by helping underwrite, value, and market complex commercial real estate transactions. Cushman & Wakefield is seeking an analytical team member who can turn operating and market inputs into underwriting insights and investor-ready materials.
This position is onsite in Philadelphia, PA and offers a salary range of USD 63,750 - 75,000 per year. The role is designed for candidates with 1+ years of relevant experience and a strong foundation in financial analysis.
Role Summary
Work closely with the investment sales group to build financial models, conduct market research, prepare client deliverables, and assist with due diligence. Responsibilities include analyzing property performance, supporting asset valuation and transaction strategy, and maintaining internal databases that track deal activity and market trends across the region.
Key Responsibilities
- Analyze property operating statements, rent rolls, and market data to support asset valuation and transaction strategy.
- Build and maintain detailed financial models, including discounted cash flow (DCF) analyses and investment return projections.
- Prepare offering memorandums, pitch presentations, and financial reports for client-facing investment sales assignments.
- Develop property-level underwriting and pro forma analyses that reflect historical performance and projected market conditions.
- Identify key financial drivers, opportunities, and risks that influence asset value and investment performance.
- Conduct market research and competitive analysis to support transaction execution and client advisory efforts.
- Convert complex financial and market information into written narratives for investor marketing materials.
- Maintain internal databases tracking sales activity, market trends, development pipelines, and other real estate metrics.
- Assist with property tours, site visits, and client meetings.
- Support due diligence by gathering, organizing, and reviewing transaction documentation while coordinating with clients and internal stakeholders.
Requirements
- Bachelor’s degree in Finance, Real Estate, Economics, Business, or a related field.
- 1 to 2 years of relevant experience in commercial real estate, finance, investment analysis, consulting, valuation, or a similar analytical role (preferred).
- Strong financial modeling and analytical skills, including advanced proficiency in Microsoft Excel.
- Experience with Argus Enterprise or similar real estate valuation software (preferred).
- Excellent quantitative, research, and problem-solving abilities.
- Strong written and verbal communication skills with the ability to present complex information clearly and professionally.
- Highly organized with exceptional attention to detail and the ability to manage multiple deadlines.
- Client-focused, collaborative, and professional in all interactions.
- Ability to obtain and maintain any required state real estate licensing.
- Familiarity with the Philadelphia region and the industrial real estate market is a plus.

Compensation and Benefits
The compensation for the position is $63,750.00 - $75,000.00 annually.
