The Senior Financial Analyst in Capital Markets & Business Affairs will provide underwriting insights and day-to-day analytical support for debt financing and related capital markets activities, with additional involvement in tenant bankruptcy tracking and treasury cash management as needed.

Role Overview
This position supports critical company processes through asset underwriting, quarterly debt reporting and projection packages, and tenant bankruptcy monitoring and workout coordination. The role also assists with property cash flow analysis, financial modeling for loan origination, and the preparation of lender due diligence materials. During transaction periods, the analyst helps support loan origination activities from lender engagement through underwriting needs, due diligence coordination, and documentation support.
Responsibilities
- Provide insights and day-to-day support to assist in critical company processes.
- Perform asset underwriting for financing purposes, including assessment of an asset’s valuation, strategy, and financial and operating performance.
- Analyze property cash flows and historical and projected performance to support asset strategy understanding and financial modeling for loan origination.
- Support debt financing transactions with third-party brokers, banks, life companies, private equity, and CMBS lenders.
- During transaction periods, engage with prospective lenders to originate a loan by marketing the asset, participating in lender selection and approval, managing lender due diligence, negotiating loan requirements, and assisting with documentation preparation.
- Own the underwriting model and act as an intermediary between third parties and the company for due diligence materials requests and underwriting needs.
- Produce quarterly debt reporting and projection packages, including an Outstanding Debt schedule with Inter-Company Debt, Mortgages, Commercial Paper, and Bonds, as well as an Interest Expense and Loan Principal Cash Flow Forecast by debt facility.
- Perform semi-annual mark-to-market analysis to calculate the market value of US mortgage and bond debt for IFRS reporting standards.
- Provide risk analysis related to potential tenant bankruptcy filings and support negotiations with tenants who file bankruptcy.
- Extract value in tenant lease workout situations while balancing risk to the company.
- Participate in case strategy development and, in some cases, negotiations with tenants and/or tenant counsel for lease workouts and bankruptcy cases.
- Produce semi-annual reporting on tenant security risk and maintain a daily tenant bankruptcy risk tracking file.
- Support debt transaction documentation in the company’s debt-management software system as needed.
- Manage daily payment activity and prepare daily cash and liquidity reporting.
- Coordinate, collect, compile, and review financial reports, leasing data, and other due diligence materials for lenders, including lease damage and mitigation analysis for at-risk tenants.
- Review property-level P&L, balance sheet, and operational budgets; provide economic lease analysis for new tenants and lease renewals based on impact to forecasted property operating income.
- Ensure timely, accurate communication with internal and external parties; prepare reports and presentations that clearly convey analysis and findings.
- Develop and publish metrics to enable other departments to meet targets; serve as the team’s first point of contact for data requests and analytics.
- Develop and enhance existing team models and reports to drive continuous improvement.
- Review tenant financials and business documents to assess tenant health and creditworthiness for senior leadership.
- Develop an understanding of bankruptcy proceedings to support proactive bankruptcy mitigation and negotiation improvements.
- Identify internal training opportunities and partner with leadership and other teams to develop metrics and provide training.
- Provide support for the Treasury team as required, and assist with special projects and ad-hoc analysis as assigned.
- Complete additional reporting and analysis related to capital markets, business affairs, and treasury functions as required.
Required Qualifications
- BA or BS degree in Accounting, Finance, or a related field
- 4-5+ years of work experience with a focus on financial analysis, preferably in the commercial real estate industry
- Advanced proficiency in Microsoft PowerPoint and Excel, including building financial models with complex formulas and functions, plus pivot tables and data tables
- Solid understanding of financial statement analysis, accounting, and corporate finance concepts
- Superior communication skills and strong work ethic
- Strong analytical, problem-solving, and quantitative skills with the ability to take initiative, draw conclusions, and provide recommendations to senior leadership
- Highly detailed, results-oriented approach with continuous improvement mindset
- Ability to prioritize and manage multiple concurrent projects in a fast-paced environment with tight deadlines
- Experience working in a collaborative team environment, including mentoring peers and supporting internal stakeholders (accounting, finance, leasing, asset management, center operations, legal) and external parties (lenders, tenants, attorneys)
