Real Estate Financial Analyst

Public Storage is seeking a Real Estate Financial Analyst to help drive its multi-billion dollar capital investment program. Based in Frisco, TX (onsite), this role focuses on financial modeling and investment analysis for acquisitions, development efforts, lending opportunities, and third-party management investments, with results presented to senior decision-makers.

Working alongside cross-functional teams, you will evaluate deal economics, refine assumptions, and produce clear underwriting materials that support Investment Committee and leadership capital allocation decisions.

What you’ll do

• Underwrite acquisitions, developments, loans, third-party management agreements, and other real estate investments, including building and reviewing cash flow models, returns analysis, valuation work, financing assumptions, and sensitivity and scenario analysis
• Perform market and competition analysis to shape underwriting views, including rental rate assumptions, occupancy trends, supply growth, and other variables that influence investment results
• Collaborate with acquisition, development, loan, and third-party management teams to support investment timing and meet deadlines
• Work with Data Analytics, Data Science, and Corporate IT teams to continuously improve pro forma models and analytical tools
• Compile underwriting outcomes, key assumptions, risks, and investment merits into concise materials for Investment Committee and senior management
• Conduct property, portfolio, market, and pipeline-level analysis to assess investment performance, identify trends, and inform capital allocation decisions
• Join leadership market tours for potential deals, including domestic travel up to 10%

Required qualifications

• Bachelor’s degree required
• 1-3 years of experience in financial analysis, asset management, or private equity
• Excellent interpersonal, verbal, and written communication skills
• Intellectual curiosity and a willingness to question assumptions, investigate discrepancies, and understand the drivers behind results
• Advanced Excel and financial modeling skills, including the ability to organize and analyze large datasets
• Strong quantitative and problem-solving skills with exceptional attention to detail
• Energetic, organized, creative, and highly motivated with the ability to learn, work independently, and collaborate effectively
• Strong work ethic, ability to support multiple projects in parallel, and skill in prioritizing competing demands in a deadline-driven environment
• Experience with commercial real estate, investment banking, private equity, lending, asset management, or related financial analysis is preferred but not required
