Job Description

Hawkeye Hotels is seeking a Financial Analyst to support the company’s commercial loan relationships and capital planning priorities. In this onsite role in Coralville, Iowa, you will help drive forecasting, reporting, and analytics that inform development and acquisition decisions across the portfolio.

You will partner with internal leadership to produce timely financial views, manage recurring reporting deliverables, and provide analytical support for initiatives such as divestitures, acquisitions, and leveraged capital management. The position also supports lender-facing work through consolidation packages and underwriting model development.

Key Responsibilities

  • Prepare monthly consolidated P&L roll-ups across all entities, delivering management views by property and for the overall portfolio.
  • Produce monthly P&L summaries and consolidated roll-ups, including Actual vs. Budget and Actual vs. Flex Budget, while flagging labor overspend and other key controllables by property.
  • Convert XML trial balances into Excel for accounting and clear general-journal discrepancies to help accelerate the P&L close.
  • Build and distribute the weekly Operations Dashboard, including P&L data, AR, guest satisfaction scores, and trailing labor, to support leadership and Red Zone decision-making.
  • Prepare monthly revenue reports comparing actual vs. forecasted revenue and forecast forward using multiple methods (on-the-books, historical change, budgeted, and weighted-average approaches).
  • Develop and deliver the monthly Sales ROI analysis by property, incorporating sales-team wages to measure sales efficiency.
  • Track preventative-maintenance progress via the PM roll-up and support annual budgeting and labor-plan updates.
  • Maintain the monthly debt schedule by consolidating loan balances and payments and tracking upcoming maturities for rate and spread goal-setting.
  • Build and maintain a debt dashboard covering DSCR covenants, maturities, construction draws vs. actuals, and refinancing opportunities.
  • Gather and organize monthly loan and bank statements across operating and non-operating entities to support accurate P&I and transaction posting.
  • Prepare the quarterly Global consolidation package (portfolio-wide Revenue, NOI, DSCR, debt service, and FMV) for distribution to banks.
  • Provide financial and analytical support for new development and acquisitions, including proformas and underwriting models and lender interface for questions and information requests.
  • Research market data, incorporate findings into proforma models, and communicate conclusions to management and lenders.
  • Support loan closing by responding to bank and legal inquiries, reviewing bank documents, and completing closing checklists.
  • Assist in evaluating interest-rate exposure and recommending mitigants to reduce future business impact.
  • Consult with management to guide and influence long-term and strategic decision-making.
  • Perform other assigned duties.

Required Qualifications

  • BS degree in Finance, Accounting, Economics, or related field.
  • Minimum 2 years of proven experience as a finance analyst or in a related field.
  • Experience and knowledge of commercial real estate lending and valuations.
  • Knowledge of financial forecasting, corporate finance, and the time value of money.
  • Working understanding of GAAP.
  • Must be able to read, write, and understand English; produce concise reports with correct format, punctuation, spelling, and grammar; and speak with confidence using correct English and a pleasant voice tone.
  • Ability to propose creative solutions and suggest improvements.
  • Strong confidentiality practices.
  • Outstanding presentation, reporting, and communication skills, and the ability to represent Hawkeye Hotels positively to third parties.
  • Strong time management, multitasking, prioritization, organization, and planning in a fast-paced environment.
  • Problem-solving skills, attention to detail, and the ability to execute tasks accurately.
