Financial Analyst (REAL Directs)

Partners Group is hiring a Financial Analyst to support its US real estate investment team in both acquisitions and asset management. The role is based in Broomfield, CO (onsite) and offers a base salary of USD 115,000 per year, along with a benefits package designed to support long-term stability and performance.

Responsibilities

You will help evaluate and manage complex real estate investments across the full lifecycle, from first analysis through ongoing monitoring. Core focus areas include:

• Conducting quantitative and qualitative due diligence on prospective real estate investments
• Building and maintaining real estate valuation models, cash flow pro formas, and distribution waterfalls
• Producing detailed investment memos for presentation to the Investment Committee
• Coordinating with senior professionals to execute transactions, supporting financial, legal, and commercial diligence through closing
• Running periodic reforecasts and re-underwriting of investments using Excel and ARGUS
• Supporting annual business plan evaluation and execution, including value creation initiatives, operating budgets, and exit strategy
• Reviewing monthly and quarterly financial results versus budget and providing recommendations to improve investment performance

Requirements

• Bachelor’s degree from a top-tier university, with coursework emphasizing Real Estate, Business Administration, Accounting, Finance, and/or Economics
• 1-2 years of relevant experience at an investment bank, national brokerage, REIT, real estate operator/developer, or private investment firm
• Excellent quantitative skills, including experience building real estate valuation models and distribution waterfalls (preferred)
• Working understanding of return metrics such as IRR, equity multiple, cash yield, YOC, along with cash flow pro forma models and distribution waterfalls
• Proficiency in Microsoft Excel and ARGUS
• Strong oral and written communication skills
• Good organizational skills, including the ability to prioritize work, meet deadlines, and collaborate in a team environment
• Interpersonal skills, with a strong work ethic and desire to learn and succeed
