Financial Analyst - Housing Department - Real Estate Development and Facilities

Job Description

Support NYU Langone Health’s Real Estate Housing financial operations by managing tenant billing, receivables, reconciliations, and revenue reporting.

Responsibilities

  • Coordinate and run the monthly tenant billing process.
  • Coordinate with the Bursar to post student charges on a semi-annual basis.
  • Track and record payments across different payment types according to lease terms and periods.
  • Partner with internal departments, including Housing team stakeholders, to support operational needs.
  • Handle tenant inquiries related to tenant account activity and billing questions.
  • Reconcile tenant security deposit accounts.
  • Prepare bank forms for tenant security deposit processing and refunds.
  • Coordinate with Payroll to maintain all payroll deduction amounts.
  • Run an tenant arrears report to support timely payments.
  • Prepare and analyze tenant statements.
  • Prepare journal entries as needed for housing accounting activities.
  • Produce monthly, quarterly, and annual Housing Revenue and Vacancy analysis for Senior Management.
  • Manage ongoing utility account activity with a third-party utility payment processor and utility providers (Engie, ConEd, PSEG, National Grid).
  • Review and approve vendor invoices in Unifier for operations vendors.
  • Reconcile vendor accounts on a monthly cadence.
  • Complete ad-hoc StarRez reporting, including bulk credits and specific building analyses, as needed.
  • Create and maintain process manuals covering all tasks in this role.

Requirements

  • Bachelor Degree in Business, Accounting, Finance, or a related field.
  • 1 year of relevant work experience, or an equivalent combination of education and experience.
  • Strong written and verbal communication skills.
  • Customer service and problem-solving skills for tenant-facing and account-related issues.
  • High attention to detail and ability to work with little to no supervision.
  • Strong organization skills and ability to handle sensitive financial information with confidentiality.
  • Solid accounts receivable and basic accounting experience, including journal entries and working with the G/L.

Preferred Qualifications

  • 3+ years of financial experience, preferably in residential real estate.
  • Familiarity with databases, preferably intermediate experience with StarRez.
  • Advanced Microsoft Excel skills, including pivot tables.

Salary: USD 66,299 - 68,612 per year
