Job Description
Medallion Communities, a Utah-based operator overseeing a portfolio of 30 manufactured home communities, is seeking a Financial Controller to guide the finance function from a remote location. This senior leadership role centers on comprehensive financial reporting, overseeing the month-end close, and delivering both property-level and consolidated statements while partnering with operations, asset management, and executive leadership to drive clarity and accountability across the portfolio.
Responsibilities
- Lead and manage the full month-end close process across all 30 manufactured home communities, ensuring deadlines are met.
- Prepare and review property-level income statements, balance sheets, and cash flow statements monthly.
- Prepare consolidated financial statements across the entire portfolio for management and ownership review.
- Analyze monthly variances against budget and prior periods; present findings with clear commentary to senior leadership.
- Maintain a structured close calendar and coordinate with property managers and operations staff to ensure timely submission of all source data.
- Review and post journal entries, including accruals, prepaid amortization, depreciation, intercompany eliminations, and other adjusting entries.
- Reconcile all balance sheet accounts monthly; investigate and resolve reconciling items promptly.
- Assist in the preparation of annual operating budgets and capital expenditure plans across all 30 properties.
- Provide monthly budget-to-actual analyses and rolling forecasts by property and consolidated.
- Support the CFO with financial modeling, scenario analysis, and ad hoc financial reports as needed.
- Track key performance indicators (KPIs) including occupancy rates, lot rent revenue, NOI, and operating expenses per community.
- Oversee and review the accounts payable and accounts receivable cycles across all properties.
- Monitor resident rent collections, delinquencies, and aging reports in coordination with property management teams.
- Manage cash flow visibility across all community bank accounts; ensure timely funding and intercompany transfers.
- Maintain bank reconciliations for all entities and flag discrepancies for resolution.
- Establish and enforce internal controls over financial reporting across the entire portfolio.
- Ensure compliance with GAAP, applicable state regulations, and investor or lender reporting requirements.
- Serve as the primary contact for external auditors and tax preparers; coordinate annual audits and tax filings.
- Maintain organized and audit-ready workpapers and supporting documentation for all financial close activities.
- Assist with lender covenant compliance reporting and periodic draw requests where applicable.
- Utilize property management and accounting software such as RentManager, Yardi, or similar to manage financial data across all 30 communities.
- Drive continuous improvement in close processes, workflows, and reporting templates.
- Mentor and develop accounting staff; coordinate workload to meet deadlines.
- Collaborate cross-functionally with property operations, asset management, and executive leadership on financial initiatives.
Requirements
- Bachelor's degree in Accounting, Finance, or a closely related field.
- 5+ years of progressive accounting experience, including at least 2 years in a Controller or Accounting Manager role.
- Demonstrated experience managing month-end close for a multi-entity or multi-property portfolio (10+ properties preferred).
- Strong working knowledge of GAAP and property management accounting principles.
- Proficiency with property management or real estate accounting software (RentManager, Yardi, AppFolio, MRI, or equivalent).
- Advanced Microsoft Excel skills (INDEX-MATCH, multiple criteria SUMIFS, financial modeling).
- High attention to detail and ability to manage multiple deadlines simultaneously.
- Excellent written and verbal communication skills, with the ability to present financial information clearly to non-financial stakeholders.

Qualifications
- Not required but preferred: CPA license (active or inactive) or equivalent professional certification.
- Experience in manufactured housing, mobile home parks, or affordable housing communities.
- Experience with multi-state operations and entity structures.
- Background in real estate private equity, asset management, or land-lease communities.
- Familiarity with investor reporting and lender compliance requirements.
